Tenants come in all different ages, races, education levels, etc. So, it is a good thing properties in Atlanta come in all shapes and sizes, too. While the reasons for renting will be different, the desire for specific features seems to be the same. Let’s face it, we all yearn for a home in a safe location with amenities that provide comfort and security. With evolving times, the way in which these wishes are met change. 

To make sure Atlanta income properties are prepared to meet the demand, below is a list of the top 7 property features that tenants want in 2017: 

Smart homes

The ability to control access to the home, including things such as doors, thermostat, and lights via a computer or mobile device is a new, well-sought-after feature. For example, with busy schedules and many distractions, it is easy to forget whether you locked the door when you left for work or if you even remembered a house key! Having a smart house allows for remote locking of the home and keyless entry, too! 


Feeling safe and secure at home should be on the top of almost everyone’s priority list. And, because our world is experiencing so many acts of hate and violence outside, the need for added security inside the home is even more important. 

Many tenants are searching for properties in Atlanta that provide features such as a monitored security system, video recording, and/or durable locks. 


The location of the rental property is important. Staying with the idea of sought-after security, most tenants are searching for properties that are in safe neighborhoods with low crime rates. The ability to live worry-free in their surroundings can ease any fears and those of us in the Atlanta property management field should take these concerns seriously. 

In addition, is it close to accessible transportation? Is it close to businesses, stores, schools, etc.? Convenience is key. Gone are the days of lengthy commutes – many tenants look for a residence that is near their place of employment or any other place they may visit often.

Having to purchase necessary appliances that are not included with the property, such as a refrigerator or stove/oven, may deter potential tenants. Staying healthy is important, but gym memberships can eat up a huge chunk of income each month. Tenants are leaning towards properties that offer an included fitness center. This allows a tenant to have freedom from gym memberships and fees and the comfort of being able to use a convenience center in the community. In addition to gym equipment, tenants look for outdoor amenities, such as tennis courts, swimming pools, golf courses, racquetball courts, basketball courts, etc. 

Outdoor space

While the home and its features are important, so are the outdoors. No one wants to spend all their time indoors. Providing a welcoming outdoor space for tenants to relax, entertain, or to let kids play is highly desired. Nowadays, many people are crafty in utilizing any amount of space they are provided, making a small outdoor space just as enticing for a tenant as a large one. It doesn’t matter if it is a yard, fenced, un-fenced, a balcony, or a small patio as long as it allows for time outdoors in an area that the tenants can call their own.  

An honest landlord

Tenants are looking for respected, honest landlords. Rental scams are on the rise – with foreclosures, tax deed sales, etc., forcing unsuspecting residents out of the property, tenants are wiser than ever.
