* we strongly discourage use of carpet in the properties for two reasons: 1. it stains and damages too easily; 2. will require to be changed every couple of years and thereby will increase your maintenance costs on a continuous basis. Also, using laminate flooring, increases the amount we charge for rent as it sets apart (in yet another way) our properties from the competition.
Who performs the renovations on the properties?
Our sister company, Atlanta Legacy Homes, Inc, a Georgia licensed residential contractor, does all the renovations on each property. Their capability is to run three project crews for our home renovations simultaneously.
Who performs maintenance on the properties?
We use Atlanta Legacy Homes Inc as our main contractor and they provide all the necessary trades not covered by our in-house maintenance personnel.
Can I actually see the property before I purchase it?
Yes, we encourage our investors to see the property in person. If you are out of state or out of the country, we are more than happy to have you fly into Atlanta and show you the properties.
Who places the tenants in these properties?
We have full time leasing agents that work directly with us to place tenants in our properties. Our website, www.alhpodland.com is one of the best websites in Atlanta for Renters. Our online scheduling system allows for fast response to rental inquiries and pre-qualifies potential tenants to reduce the properties time on the market. How many properties can I buy?

What happens if I lose my tenant?
We offer a Six Months guarantee on tenants placed by ALH|Podland Rental Homes. If a tenant moves out during the first six months for any reason, ALH|Podland will find you a new tenant at no charge to you. If a tenant moves our after the period of a guarantee, we will quickly begin to advertise your property to place another well screened tenant. Our goal is to have all vacancies filled within 30 days at most. With that being said, due to economic circumstances, our period to rent is about two weeks.
Who manages the properties?
ALH|Podland Rental Homes manages all the properties, we do all marketing, showings, screening and placement of tenants. Once the tenant is in place, we continue to manage the property and the tenant making sure that we generate consistent income for you and maintain your property so that the value of the property is always increasing.
