One issue that needs to be understood involves the process of designing a lease. A good landlord will always make sure the lease in a property is the final – and possibly the only – document that can be used when resolving problems with your tenant. Be sure to talk about your leasing plan with your prospective tenant before setting up an agreement so you can ensure that the lease is understood by all involved parties.

Offer To Help Tenants Get Adjusted

Another issue that many landlords often have with their tenants is that they may have renters that are not fully aware of what's around a local area. You should always assist any new tenants that you have in looking at the many things located around your area. By doing this, you can easily help someone to enjoy life in the Atlanta area.

Take Care of Repairs

There is always going to be a chance that your rental property might have repair or maintenance issues. From a cracked foundation to damages to the siding, roof, plumbing and HVAC issues, you must always address problems promptly and thoroughly in order to maintain good tenant relations.

On a related note, you must always let your tenants know when you are going to be out of town or unavailable for any reason. You should give a good advance notice about when you will be done, so people will be fully aware of when you will be gone for any purpose.

Security should be of utmost importance at your rental properties. The biggest problem that many landlords in Atlanta have is that they assume that their properties will be secured by the people who live in them. Security measures like complimentary alarm systems and lock systems will go a long way to create secure and protected properties, and it will also ensure tenant satisfaction and loyalty.
